Apartments for sale in Croatia: how to choose the right type

The Croatian market ranges from small studios in old stone houses to apartments in resorts with pools and spas. The type decides not only the price, but above all how long your season will be and how much work the rental takes. Below is a comparison of the most common types and the criteria we use ourselves.

Six criteria before you sign

Distance to the beach

Within 300 m of the sea is the main price driver. Every extra hundred metres shows in the nightly rate and in occupancy in May and September.

Terrace and parking

A private terrace with seating and an own parking space are among the most filtered requirements of guests driving in from Central Europe.

Running costs

Ask about the monthly flat fee (common areas, water, energy, management) and about annual taxes and short-term rental levies.

Rental history

An apartment with transferable history and reviews on Booking.com starts from a far better position than a new, unknown property with no ratings.

Local management

Without a local manager or agency for cleaning and key handover, remote operation is demanding. Settle this before buying.

Legal status

Check the land registry entry, occupancy permit, energy certificate and any short-term rental restrictions in the owners' association.

Which type pays off most often

If you want a balance between entry price and usability, the safest choice is a one-bedroom apartment up to 60 m² within walking distance of the beach. It sleeps four guests — a typical family — while keeping running costs low. Add a serviced resort and demand extends well beyond July and August.
